We did not start a home-watch company as a side hustle. We built the service our own family needed.
Hi, we are Pete and Victoria.
Our Florida story started in 2014. Coming from the UK, we fell in love with the sunshine, the parks, and the pace. As the family grew to include our two boys, Charlie (13) and Dominic (8), we kept coming back.
Eventually we bought a small house in Kissimmee. It was meant to be the vacation retreat and, later, a retirement home. Instead it became a source of 3:00 a.m. anxiety in the UK, 4,200 miles away, watching hurricane live-streams and wondering: Did the roof hold? Did a pipe burst? Is anyone in the house who should not be?
We tried property managers and cleaning crews. They care when there is a tenant or a turnover. Nobody was truly looking after an empty house that was supposed to sit empty.
We know the empty-home list
We flush toilets and run showers because we know what a dried trap smells like. We check humidity because we know how fast Florida mold can take a closet.
Insurance, without folklore
There is no statewide 14-day vacancy law. Many HO-3 forms (including Citizens CIT HO-3) exclude vandalism and theft after 30 consecutive vacant days; other carriers use 30–60. We designed the reports so you have dates and video. Your agent interprets your form. See FLOIR.
How the company is set up
Victoria is the public face. Pete files the Florida LLC. A local walker covers visits until Victoria is on the ground. We only send people we would trust with our own Kissimmee keys. Florida has no home-watch licence — we do not invent one, and we do not publish a fake street NAP or licence number on this site.

Who walks the house?
A local walker covers visits until Victoria is on the ground. Inspectors are background-checked. We only send people we would trust with our own Kissimmee keys. They are not there to sell you a new air handler.
Are you a property manager?
No. SafeNest is home watch only. We do not let the property, we do not mark up repairs, and we do not take a referral fee. If the video shows a problem, you hire the trade.
Do you have a Florida home-watch licence?
Florida has no statewide home-watch licence. We do not invent one. We do not market this as overnight sitting or guarding property.
Will you tell my insurer the visit keeps the policy valid?
