Clermont is no longer a sleepy hill town. The US-27 corridor, South Clermont, Minneola, and Groveland have filled with new construction and Midwest owners who fly in for the winter. When those houses sit from April to October, Lake County humidity does not take a vacation. A two-story spec home on a fresh slab can look finished from the street and still hide a dead air handler, a dry P-trap, or irrigation dumping against a garage wall.

South Lake is hilly in a way most of Central Florida is not. That matters after rain. Rear lots that back to conservation or a lake can hold water against the slab.
