Horizon West is not “Winter Garden with newer paint.” Hamlin, Independence, Summerlake, and Waterleigh are master-planned villages along the 429: bigger glass, bigger lanai cages, conservation rear lots, and HOA irrigation clocks that keep watering an empty yard all summer. A two-story spec home can look finished from the street and still hide a dead air handler behind a builder-grade closet door.
The gate and the CAM run common areas. They do not open your air-handler closet in August. If the association will not go inside with a camera and email you the file, you do not have home watch. Access — barcodes, guest lists, vendor rules — is setup. The visit is still HVAC, traps, pool, screens, and doors on one continuous video.

Newer two-story specs in Hamlin, Independence, Summerlake, and Waterleigh often belong to snowbirds who lock up after spring break, UK buyers who visit a few times a year, or owners between closings who need the house watched while it sits on the market. Irrigation clocks keep watering empty yards. Bigger glass and bigger cages hide problems that a porch camera never sees. The CAM does not open your air-handler closet in August.

Owners from Ohio, Michigan, New York, Ontario, and the UK use Standard most often because two visits a month catch the quiet failures between trips. Request a first visit when you know empty dates; we will not take a monthly payment until the first walk can happen.
A note on villages: Hamlin retail and the 429 noise do not change the closet. Independence and Summerlake share irrigation and cage patterns with Waterleigh even when marketing names differ. We name those four in prose so owners stop bouncing between a Winter Garden page and a generic “west Orange” brochure. If your HOA packet lists a different village along the same corridor, enquire with the ZIP — we will map it to this page or say the drive is wrong.
