A gate is not a vacant-house program
Master associations and village HOAs handle roads, amenities, and rules. That is not indoor humidity, trap water, or a pool over the deck on your lot. If the HOA will not go inside with a camera and email you the file, you do not have home watch. Neighbours who “keep an eye out” are kindness, not documentation. A barcode at the gate is access — setup for a visit — not the product.
Absentee owners in gated villages often assume the village somehow covers vacant months because dues are high and the roads are pretty. Dues buy common areas and covenants. They do not buy a driveway-to-driveway recording of your mechanical closet. Ask the CAM in writing what, if anything, they do for empty houses. Almost never is the answer “indoor video emailed to the owner.”
Access is setup. The walk is the product.
Barcodes, guest lists, lockboxes, CCD vendor rules, and golf-cart-only lanes are real friction. We treat them as setup on the call with Pete or Victoria — not as the value of the visit. Once we can enter lawfully, the walk is the same product as anywhere else on the map: continuous video, HVAC and humidity clues, traps, pool level and screens, doors and sliders, obvious storm damage. The gate does not change physics inside the box.
Owners who live out of state sometimes lean on a neighbour inside the same village. Neighbours are wonderful until they travel too. Irrigation clocks, screen cages, and lanai doors fail quietly behind a gate that still looks locked from the road. Filming starts as the inspector arrives so you can watch from out of state. History keeps the file if you missed it. We are not a security company. We do not claim a visit prevents crime. We document what is on the lot that day. Pool chemistry stays with your pool route; we film level and screens. Lawn stays with lawn. Zero kickback either way via the contractor network if something is broken.

Celebration’s CCD paperwork, Stoneybrook West’s gated golf master, and Horizon West’s village HOAs each have their own vendor habits. We learn yours once on setup. After that the visit should feel boringly consistent: same continuous file, same checklist on camera, same portal destination when login is live. Boring is the point for an absentee owner. Drama belongs to storms — and those are a separate extra.
What the village does not film
Amenities photos are not humidity readings. A CAM violation letter about a trash can is not a trap check. A gate house log that a vendor entered is not proof they opened the air handler. If you want a file you can rewind with a spouse who has never been to Hamlin, that file has to come from a walk that was designed to be filmed. That is this product. Request a first visit. Does my HOA include vacant-home checks?
Almost never. Ask the CAM in writing. Indoor video of your air handler is a separate product.
Can you get through the gate?
Yes, with the access you provide. Access is setup, not the visit itself. Say how keys and barcodes work on the enquiry.
Is the gate a security system?
It is a barrier for cars. We are not a security company and we do not claim a visit prevents crime.
Can I watch the inspector live from inside the gate?
Once visits are running, filming starts as they arrive — you see the drive, the closet, the cage. Then review the same-day email file. Day-one delivery is email.
Do I still need a pool company?
Yes if you have a pool. We film level and screens. Chemistry stays with the pool route.
Does the HOA or a visit keep insurance valid?
