If you search “Florida home watch,” property management companies crowd the results. That is the wrong product for a house that is meant to sit empty. Property managers care when a tenant is paying rent. Cleaning crews care between guests. Home watch is the walk you want when nobody is supposed to be there: air conditioner running, traps wet, pool not overflowing, doors closed, one unedited video. Owners in Ohio, Michigan, New York, or the UK hire a PM for a snowbird house, then find out in October that nobody opened the air-handler closet all summer.

What a Florida property manager is actually hired to do

A property manager typically handles tenants, leases, rent collection, turnovers, and vendor coordination under a management agreement. That is a different job and a different incentive. When the house is a winter retreat with no tenant, there is nothing to “manage” except the empty building. A manager who only visits when someone calls will not catch a failed AC in July or a P-trap that dried in August. If your agreement is silent on indoor video, humidity, and traps, those checks are not in the scope. Do not assume they are a free extra.

UF/IFAS Closing Your Seasonal Home (FCS3154) is written for owners leaving a house empty, not for landlords with occupants. Two words sit at the top: clean and dry. Keep the air conditioner cycling. Do not let drain traps evaporate. Have a trusted person check the house. That is home-watch territory. It is not a lease, and it is not a markup on a new air handler.

What a home-watch visit actually films

Home watch is documentation. On a typical SafeNest round we record one continuous driveway-to-driveway video: thermostat alive, cooled air at the registers, humidity if a meter is present, traps refilled, pool level and screen cage, doors and sliders, obvious storm damage. We email it when we leave. We do not let the house. We do not collect rent. We do not mark up repairs. If the video shows a problem, you hire the trade and you pay them. Zero kickback. The empty-house jobs that sit next to that walk, and are still not property management, are vacant Florida home humidity, dry traps, and pool level versus chemistry. A PM agreement that never mentions those checks is not covering them. A weekly pool route is chemistry. A lawn crew is grass. Neither one is a humidity program.

Winter Garden, Stoneybrook West, and Kissimmee

A golf-course lot in Stoneybrook West already has an HOA and a CAM. That is still not home watch. The gate does not open your air handler. A Winter Garden house off Plant Street may have had a PM when it was a rental and now sits furnished and empty from April to November. Kissimmee, where Pete and Victoria already own a house, is full of companies that say “property care” and mean guest turnovers. Ask one question: will you walk the inside on video when there is no guest and no tenant? If the answer is no, you do not have home watch.

Horizon West and Hamlin add HOA access rules. Celebration has the CCD. Davenport short-term rentals have turnover cleaners. All of those people can be on site without ever filming the guest bath trap or the closet air handler. The product is the walk, not another vendor who passes the house.

Can my property manager just add vacant-home checks?

Some will, under a different written scope. Most will not go inside on a 14-day video round when there is no tenant. Ask for the walk, the video, and whether they take a cut from trades.

Do I still need a pool or lawn company?

Yes if you have a pool or a lawn. UF/IFAS wants pool chemistry every seven to ten days. Home watch films level and screens. Lawn is a separate vendor. We do not take a referral fee.

Does hiring either one keep my insurance valid?

No. We will not tell you a visit or a management agreement keeps a policy valid. Florida has no statewide 14-day vacancy law. Read your own form and ask your agent.
