Vacant Florida home dry traps: why empty-house plumbing still needs a run of water

A vacant Central Florida house does not only fail at the air conditioner. The traps under sinks, showers, and toilets hold a small plug of water that blocks sewer gas and insects. In a closed, air-conditioned house that water evaporates. UF/IFAS says it plainly in its seasonal-home guide: if the moisture from drains evaporates, sewer gas and pests can enter through the drains. That is a quiet problem for owners in Ohio, Michigan, New York, or the UK whose Kissimmee, Davenport, or Winter Garden house sits empty for weeks.

Why P-traps dry out in a locked Florida house

Every fixture has a U-shaped trap. The water in that bend is the seal. In a lived-in house, daily showers and dishwashing refill it. In a snowbird or vacation home, nobody runs the tap. Warm indoor air, plus a system that is still dehumidifying, pulls that water into the room. The seal breaks. You get a sewage smell in a guest bath, drain flies, or a path for palmetto bugs from the stack.

UF/IFAS Closing Your Seasonal Home (FCS3154) tells owners leaving for an extended period to put stoppers in drains and to cover toilets and tank tops with plastic wrap so that water does not evaporate into the house and so the trap does not go dry. They also say to leave the garbage-disposal drain stopper in place for the same reason. That is university extension guidance for Florida seasonal homes, not a SafeNest invention.

What a vacant-home plumbing check actually includes

• Run each sink and shower long enough to refill the trap.
• Flush toilets and look for slow fill, running valves, or a dry bowl.
• Look under sinks and at the water heater for drips, swollen wood, or new staining.
• Note a sewage or musty smell in baths that have sat unused.
• Check the laundry standpipe and, if accessible, that the washer hoses are not weeping.

Should I turn the water off when I leave?

IFAS says turn off the water at the exterior meter unless it is used for irrigation, to prevent flooding if a pipe bursts. Many absentee owners still leave water on so a pool fill line, an ice maker, or an irrigation clock can run. That is your call with your plumber and your HOA, not ours. A home-watch visit can confirm whether the house is wet where it should be (traps, pool) and dry where it should not be (ceilings, water-heater pan).

Florida has no statewide 14-day vacancy law that forces a plumbing visit. Many owners use every 14 or 30 days so traps get refilled before they smell. Four Corners, Kissimmee, and Winter Garden: same traps, different houses

Short-term rentals in Davenport and Four Corners often sit empty between guest blocks. Traps dry in that gap just as they do in a snowbird season. A Kissimmee house on the theme-park corridor may have more baths than a couple uses in a week. Winter Garden and Horizon West new builds can have upstairs baths that nobody enters until Thanksgiving. The check is the same: run water, film it, tell the owner if something is wrong.
