We list it because we will actually go — not because a map looks better with more pins. A vacant acreage house fails differently than a Hamlin spec home, and pretending otherwise is how owners get the wrong checklist.
Septic and well equipment sit outside the usual guest-bath trap list. Wildlife and debris load on a larger lot. We walk what we can lawfully access and we film it. We do not service wells or septic systems — we note what is visible on camera and we do not take a kickback if you hire a trade. We do not pretend a Wedgefield visit is identical to a downtown Winter Garden courtyard or a Waterford Lakes cage walk.
East Orlando (UCF, Waterford Lakes, Stoneybrook East) is the nearer hub on the year-one map. The Space Coast is not. If your house is closer to the beach than to Wedgefield, we will say so rather than take the enquiry. Cocoa, Melbourne, and Titusville stay off the list even when SR-520 feels like a straight line on a map.
There is no statewide 14-day vacancy law. Storm extras wait until roads are safe — and on SR-520 that wait can be longer than owners used to west Orange timing expect. We will not tell you a visit keeps a policy valid. Read your form. Ask your agent. The Florida Office of Insurance Regulation oversees carriers.
Wedgefield empties when ranch and acreage owners head north after the season, when second homes on larger lots sit between UK or Midwest visits, and when listed properties wait furnished and closed on longer frontages. Neighbours who wave from the road are not opening your air-handler closet in August.
On a Wedgefield visit we film driveway to the reachable exterior and interior: doors and sliders, standing water or debris load on the lot where we can lawfully walk, HVAC closet thermostat and filter, humidity in rooms shut for months, kitchen and bath traps flushed, pool level and screen tears where a cage exists, and visible notes on well or septic equipment without servicing either. What we will not do: well or septic repairs, nightly turnover, tenanted property management, Space Coast coverage, or selling Wedgefield as if it were a ten-minute dash from Hamlin. First visits start once a local walker is assigned. We aim for within 14 days of a qualified enquiry in Wedgefield and the listed towns. Request a first visit with Wedgefield or your ZIP pre-filled — Pete or Victoria reply within one working day. Bring empty dates and any access notes for a long driveway or gate; we will not ask for codes on the first form submit.
Owners comparing a relative who drives SR-520 “sometimes” to home watch should ask what that relative films. A wave from the road and a text is not an unedited closet, trap flush, and cage walk with visible well or septic notes. If you already get that continuous file every fortnight from family on the ranch next door, you may not need us. If you get reassurance without film, you do not have home watch yet.
