A vacant Central Florida house with a pool is two jobs, not one. Chemistry is a pool company. Level, screens, and whether last night’s rain went over the deck are a home-watch walk. UF/IFAS tells seasonal owners not to drain the pool, and to have someone keep pH and chemicals in range every seven to ten days. Mixing those jobs up is how snowbirds come back to green water, a cracked shell, or a lanai full of rain.

What UF/IFAS says about leaving a Florida pool
The University of Florida IFAS publication Closing Your Seasonal Home (FCS3154) has a short, useful pool section. Clean it before you leave. Do not drain it: the sun can dry the shell and crack it, and heavy rain on an empty pool can build pressure outside and crack it too. Every seven to ten days, a reliable pool service should keep pH and chemical balance in range. Untreated water grows algae.
That is extension guidance for Florida seasonal homes, not a SafeNest rule and not a substitute for a licensed pool contractor. Home watch does not brush, vacuum, or dose chlorine. Level versus chemistry
Absentee owners often hire a weekly pool route and assume the house is “watched.” A pool tech is there for water quality. They may never go inside. They may not notice a dry P-trap, a dead air handler, or a slider that is no longer latched. The reverse is also true: a home-watch visit that notes pool level is not a substitute for chemistry. If you want both, you want two vendors. We do not take a cut from either.
On a typical video round we record, driveway to driveway:
- Pool water level against the tile or skimmer.
- Whether the deck is wet from overflow after rain.
- Screen cage tears, loose clips, or obvious frame damage.
- Equipment pad only as far as it is visible: a screaming pump, a dry pot, standing water around the heater. We do not open the equipment as a repair.

Storms, overflow, and an empty cage
Late-summer cells in Lake, Orange, Osceola, and Polk can dump several inches on a pool that was already full. IFAS warns about rain and pressure on an empty shell. A full pool has the opposite problem: water over the deck, into a lanai, toward a slider. That is why a post-storm look is its own visit, not a favor squeezed into next month. Florida has no statewide 14-day vacancy law that forces a pool visit. Many owners keep a weekly pool route for chemistry and a 14- or 30-day home-watch round for the house. Kissimmee, Davenport, and the west Orange cages
Four Corners and Davenport villas often sit between guest blocks with a pool that looks like a resort amenity and fails like an unattended tank. Kissimmee theme-park corridor houses get the same afternoon storms as Celebration. Horizon West and Clermont cages take wind that a downtown Winter Garden courtyard never sees. Does home watch replace my pool company?
No. UF/IFAS wants chemistry kept every seven to ten days by a pool service. Home watch films level, overflow, and screens on a video walk. Two jobs. We do not dose chlorine and we do not take a referral fee from the pool route.
Should I drain the pool while the house is empty?
IFAS says do not drain it. Sun can crack a dry shell, and rain can build pressure outside an empty pool. Keep water in it and keep chemistry on a schedule with a pool company.
What do you actually film at the pool?
Water level, whether rain has gone over the deck, screen-cage damage, and obvious equipment-pad problems we can see without doing a repair. Indoor HVAC and traps are part of the same visit, on a separate part of the video.
Is a weekly pool stop the same as someone checking the house?
Usually not. A pool tech may never go inside. A home-watch visit is driveway to driveway, including the air handler and the baths. If you only have a pool route, the house can still go humid or the traps can still dry out.
Does checking the pool keep my insurance valid?
