A doorbell camera is useful. It is not a vacant-house program. UF/IFAS tells seasonal owners that cameras such as Ring can let you watch the exterior while you are away. That is the porch. It is not the air handler closet, the guest-bath P-trap, the pool tile line, or the rear lanai after a cell that never tripped the camera. Owners in Ohio, Michigan, New York, or the UK often find that out the expensive way.
This is a practical split between what a camera sees and what a home-watch visit films. It is not a security-company pitch, not a claim that anyone prevents crime, and not insurance advice. What UF/IFAS actually says about cameras
In Closing Your Seasonal Home (FCS3154), IFAS lists cameras alongside timers, mail holds, and a trusted person who checks the house. The camera line is one tool in a closing checklist, not a substitute for walking inside. The same publication spends far more ink on humidity, air-conditioning, drain traps, and having someone look at the property.

What a camera cannot tell you
A Ring, Nest, or similar doorbell is a motion clip of the front. If the unit is online, you may see a package, a person at the door, or a storm-dark porch. You will not see:
- Indoor humidity after the AC died on a Tuesday.
- A dry trap and a sewage smell in an upstairs bath.
- Pool water over the deck on the rear cage.
- A slow ceiling stain on a Winter Garden rear slope.
- A slider that is no longer latched on the lanai side, out of the doorbell’s view.

We are not a security company
A visit documents doors, sliders, and the yard on a date. It does not sit on the property overnight. It does not replace the police. There have been reports of break-ins at vacant and vacation homes across Central Florida; we will not recap incidents, name streets, or claim a camera or a walk would have prevented a loss. If you need law enforcement, you call them.
Florida has no statewide 14-day vacancy law that turns a camera subscription into occupancy. Many owners keep cameras and a 14- or 30-day video round. Winter Garden porches versus Horizon West and Kissimmee
A tight downtown Winter Garden lot may have a doorbell that sees the sidewalk and nothing of the rear cage. Horizon West and Stoneybrook West add gates and HOA cameras that still do not open your air-handler closet. Kissimmee and Davenport short-term rentals often have more cameras than occupied houses, and still sit empty between guest blocks with dry traps. Pete and Victoria already own a house in Kissimmee. That is a common reason owners book an ad-hoc visit: confirm the house is still closed, the power is on, and the HVAC is running. Alarm and camera call-outs are their own visit, not a favor squeezed into next month.
Does a camera or a visit keep my insurance valid?
No. We will not tell you either one keeps a policy valid. Florida has no statewide 14-day vacancy law. Read your own form and ask your agent. Florida Statute 627.4091 covers the reasons a carrier must give when it denies, cancels, or nonrenews.
Is this property management?
