Snowbirds hear two words that are not synonyms: unoccupied and vacant. A furnished Winter Garden house you return to every January is usually unoccupied while you are in Ohio. A house with no furniture, no intent to return, and no one in it is closer to vacant. Carriers care which one they think they insured. A home-watch visit does not decide that. Your form does. Your agent does.

What those words usually mean, in plain English

In everyday talk, vacant means empty. On many homeowners forms, vacant means a lack of furnishings and of intent to occupy, while unoccupied means you still live there in the insurance sense but nobody is sleeping in the beds this month. That split is carrier-specific. Citizens-style HO-3 examples often exclude vandalism and theft after 30 consecutive vacant days. Other carriers use 30–60 days, or they want you to report a change of occupancy. Florida has no statewide 14-day vacancy law that fills in the blank for them.

The regulator is the Florida Office of Insurance Regulation at floir.com. Florida Statute 627.4091 means a denial, cancellation, or nonrenewal should cite actual reasons. Read your own form. What a visit is for, if the house is meant to sit quiet

Whether your agent calls the house unoccupied or vacant, the physics are the same. Indoor humidity climbs if the AC dies. Traps dry. Pools overflow. The EPA wants indoor relative humidity below 60 percent (EPA Mold Course, Chapter 2). That is moisture guidance, not coverage language.

Clermont snowbirds and Kissimmee second homes

A furnished Clermont house that you winter in is the classic unoccupied pattern: furniture, clothes in closets, a return ticket. A Kissimmee house used a few weeks a year can look vacant to a desk that never saw the furniture. Horizon West new builds sit empty after closing before anyone moves in — a different fact pattern again. If a carrier asks for proof the house was looked after, dated video is a record of what someone saw that day. Share it with a spouse or co-owner. Share it with your agent if they ask. Do not treat it as a coverage opinion. Close-up chores before you leave are closing a Florida snowbird home. Cadence after you leave is a 14-day or monthly choice, not a statute.

People also mix “snowbird,” “second home,” and “investment.” A house you occupy three months a year is still often written as a homeowners form with occupancy conditions, not as a vacant building. A house listed empty between tenants can be a different conversation with the same carrier. We will not pick the form for you. What should I actually do before I drive north?
